Here’s a service that is becoming increasingly necessary – what can you do on a block of land BEFORE you purchase it?

As an architect at Brutal Art Design + Build, we provide a Property Development Assessment, where we can assess the restrictions and opportunities for your site, given council requirements (strategy and policy), State Government Planning Policy, utility locations, neighbourhood precedent, size of land, etc, and provide you with estimated returns analysis for your potential development. Some clients come to us before purchasing a property, and make their decision of whether to proceed based on our Property Development Assessment.

If you need this done on a Saturday, however, during any open for inspections, you can hire me to follow you around for the day or for a few hours. I will assess each property, have a look at them, and write up a report based on the above mentioned restrictions and list the opportunities also. That’s value for money, I say – by the end of the weekend, we’ll pinpoint which properties are most likely to get through council and which are really quite difficult to develop or renovate, and thus not worth your money or time.

Why do I do this? Because I want the best outcome for our clients, I want them to have the most amount of information to make an educated decision on purchasing their property. We get building inspections done to assess the existing conditions – why don’t we get architectural inspections done to assess the OPPORTUNITIES? The building industry is such a maze of people looking out for their own lot; I want to change that to guide clients through the convoluted and archaic building practices in Australia, having their best interests at heart.
